The Eight Lakes: Britannia Lake and Thunderbird Lake

Just above the Eastern portion of the Rose Garden is a set of Gulf access lakes referred to as the Eight Lakes.  It is comprised of two very similar cloverleaf shaped lakes called Thunderbird Lake (the Northern one) and Britannia Lake (the Southern one).  As both are located below Cape Coral Pkwy, they both offer very good boating access.  However, it is worth noting that each has a very different punch-out location to achieve it’s Gulf access.  Britannia lake is exceptionally quick, as it passes straight to the South, into the Rose Garden area. Yes, it has two bridges along the way out (8’9” and 9’3” clearances), but it’s such a short boating run, it more than makes up for that fact.  Thunderbird Lake exits via it’s NW cloverleaf, and heads West out through Unit 64.  It has one bridge out with a slightly better 9 foot clearance. While this is still by all practical purposes very good boating access, it is about twice as long of a boating run as Britannia Lake, so it’s worth noting. 

The views from virtually any property found on these lakes is superb, given the very large waterfront they enjoy. Each cloverleaf is over 750 feet across, with some being closer to 1100 feet. Therefore, this is a world different than simply being on a eighty foot wide canal.  They simply make for a remarkable view from your back lanai and pool deck. To achieve such a great waterfront setting, you will of course be paying for it though!

Homes on the lakes are predominately mid 1980s or newer construction.  In a fair number of instances, much newer than that, including brand new and just a few years old. Some earlier homes dating as far back as 1972 still exist, but at this point, most of the old ones have been bulldozed to make way for later model construction, given the value to these types of lots.  Pricing tends to begin in the $500s, though vintage homes in need of heavy remodeling can sometimes be found in the $400s. Late model homes tend to run more along the lines of 700k+.

One exception is that you will come across some cheaper options right on Cape Coral Pkwy.  Use caution on these though.  They are notably cheaper, but sit right on a very busy six lane highway. It’s quite noisy and in almost all cases, not recommended. Also note those on the Western side are located directly on Skyline Blvd and those on the Eastern edge sit on Pelican Blvd.  These are thoroughfares, so they too have some traffic, but not nearly as much as Cape Coral Pkwy. With a circular driveway, these can be viable options for most buyers.  You tend to do all the outdoor living in the back of these homes on the lanai and pool deck, so the front is much more just about the curb appeal and driveway space.  So again, for most buyers, these would actually work fairly well, if in your appropriate price range.

Boating access out is noted below, with the dotted red line added to help you differentiate between the two lakes. For the lower lake (Brittania Lake), access out is simply via the black arrows and is a very short run. For the upper lake (Thunderbird Lake), it’s initially out via the orange arrows, until it catches up with the black arrows, near the exit point.

This area is recommended for:

Buyers who want superb water views + South of Cape Coral Pkwy + also are after reasonably short boating runs. And who are willing to pay the difference for such premium waterfront. But in most cases, who don’t mind being on a thoroughfare with some cars passing by.

If after late model pool homes, for those spending $700k+.  For those more flexible on the year of construction, from the $500s+.  And for those willing to take on a project and to do notable remodeling & updating on the occasionally available 1970’s home, from the $400s, on up. 

It’s also a very good target for those who wish to rent their property out part of the time as a vacation rental.

It is appropriate only for those looking to accommodate a vessel under approximately 28 feet in length.
