Saving your progress
Saving your favorite properties and/or your favorite searches is a very easy process. Any time you are viewing the details of a property you wish to save, just click on the prominent ďSave PropertyĒ button and follow the steps to register as a new user.
Itís pretty much the same format for saving a search. Just click the prominent ďSave Search,Ē circled to the right.
Note that anytime you wish to log in to the site to view your saved favorites and/or searches, thereís a user login button at the top right.
This has also been made a very simple process. When you register by saving a property or a search, thereís just a few questions to fill out. Based on those, Iíll be happy to keep you updated as additional good considerations come available.
The Inside Scoop: Just how accurate and complete is this info?
Iím sure any prospective buyer viewing any Real Estate website is very curious to know just how up-to-the-minute the data actually is. Is it 100% complete, or are there properties missing from that list? And which site really is the best for searching? Is it one of the big national ones like Realtor.com or Zillow, or a more localized one, such as this? I donít believe Iíve ever actually seen this answered, but to empower buyers hereís the actual inside scoop: none are perfect, but your best bet is actually a free service called Listingbook.
The way websites like mine work is via a data feed called IDX. It provides the data from the various MLS systems, and is routinely updated. By everyone agreeing to allow their listings to appear on each otherís sites, it creates plenty of exposure for the listing, better ensuring the success of that property selling. The problem is that a small percentage of brokerages choose not to participate in this, and you wonít see those occasional missing properties on select websites! Why anybody would list with such a brokerage is beyond me, but itís typically because they are unaware of how it actually works.
Many websites including some of the huge national ones and small individual ones leave some pretty old data posted- some ridiculously so! Some even say the data was refreshed 16 minutes ago- but still advertise a property that went under contract weeks ago. I guess the idea of being able to say ďwell that one is gone, but let me tell you about...Ē is the motivation behind a lot of them. That and some of those big sites make their money by selling referrals to Real Estate agents. However, I consider all of that to be a disservice to actual buyers, so I wonít participate in any such tactics. Iíve designed my website so that every day itís set to discard any properties that have gone pending. Therefore, among all the actual websites out there, itís the best I have yet encountered.
The one limitation to that is the ďgarbage in, garbage outĒ effect. Meaning that the data is only as good as whatís been put into the database. With numerous listings put in and updated by agents of, letís say, various abilities to do their job well, if they neglect to update the status of a property to properly show itís gone pending for, say, 3 extra days, the database wonít know any differently, and neither will I or my website! Thatís a very small fraction of 1% though, so itís rarely an issue.
Ok, so this website is the best of the actual websites for the data in this portion of SW Florida, but as I mentioned up above, The Listingbook service was actually even better. Let me explain: because certain brokerages opt-out of that IDX data feed, the best system would be one in which even their listings appeared- and in as close to real time as possible.
The Listingbook service is exactly that. It collects the data from everybody, even those brokerages, and itís easily the closest to real-time site Iíve yet encountered. In tests Iíve run, itís typically within about 30 minutes of real-time versus the 1-3 days most sites take! So for those who want to do some of their own online searching before picking up the phone, this can be a great consideration. Itís also a good idea for those who wish to know about properties that just got listed, as itís always incredibly up-to-date. You will also like that it displays the property taxes directly in the property details.
Unfortunately, thereís a few shortcomings to it too. They are:
Those shortcomings aside, itís still a good consideration to include in your tools for finding that perfect property!
